Golf Community
Consultation

Naples, Florida is widely considered the golf capital of the world — with more golf courses per capita than virtually anywhere on earth. But not all golf communities are created equal. The structure of golf membership — bundled vs. optional, equity vs. non-equity, mandatory vs. voluntary — fundamentally affects your lifestyle, your costs, and your resale value. This guide explains everything you need to know.

The Three Golf Membership StructuresUnderstanding bundled, optional, and private
Most Accessible Structure
Bundled Golf
Golf is included in your HOA fee — no initiation required
In bundled golf communities, golf membership is included in your HOA fees. Every homeowner is a golf member. There is no initiation fee, no separate club membership purchase, and the cost is spread across all residents. This structure expands your buyer pool at resale (no initiation barrier) and simplifies ownership. Heritage Bay and Lely Resort are examples in our coverage area.
Optional Structure
Optional / Equity Golf
Golf club membership is separate from homeownership and purchased voluntarily. You can own in the community without being a golf member. Initiation fees range from $10,000 (Lely’s Players Club) to $400,000+ (Grey Oaks). Monthly dues are paid on top of HOA fees. At resale, the membership may or may not transfer — terms vary significantly.
Most Exclusive
Private Mandatory Golf
In some communities — Bay Colony, Tiburon — access to certain amenities or the community itself is tied to a mandatory membership structure. Buyers must join and pay initiation upon purchase. These communities have the most exclusive access but also the highest barrier to entry, which can affect resale liquidity.
Bottom line: Bundled golf maximizes resale liquidity. Optional golf offers flexibility but requires a larger upfront investment. Mandatory private clubs offer exclusivity but narrow your future buyer pool.

🏌️Choosing the Right Golf StructureMatch the structure to your lifestyle
Best For: Regular Golfers
Choose Bundled Golf If…
You play golf regularly and want the simplest cost structure. You plan to resell and want the largest possible buyer pool. You prefer predictable costs without separate club dues. You want golf access without a large upfront initiation.
Best For: Occasional Golfers
Choose Optional Golf If…
You’re an occasional golfer who doesn’t want mandatory golf costs. You want flexibility — join the club now or later. You’re buying primarily for the community lifestyle, not the golf. You want to evaluate course quality before committing.
Best For: Avid Golfers
Choose Private Mandatory If…
Golf is central to your lifestyle and you want the most exclusive experience. You prioritize course quality and access over cost. You’re buying for the long term and less concerned with resale liquidity. You want the social club experience that comes with full mandatory membership.
Bottom line: Think honestly about how often you’ll golf. Paying $200,000+ in initiation fees for optional golf you’ll rarely use is a poor investment. Bundled golf at $400/month extra in HOA fees for unlimited golf is exceptional value for daily players.
📊Course Quality by CommunityWhat you’re actually playing
Top-Tier Courses
Championship-Caliber Courses
Grey Oaks: Three courses including the Estuary (Jack Nicklaus), Palm (Gordon Lewis), and Grey Oaks (Gordon Lewis). Considered among the finest private courses in Florida. Quail West: 27 holes of Arthur Hills design. Highly rated for conditioning and challenge. Tiburon: Two Greg Norman-designed courses (Gold & Black). Host of the PGA Tour QBE Shootout. Mediterra: Two Tom Kite-designed courses with spectacular design and conditioning.
Great Value Options

Bundled Golf Maximizes Buyer Pool
Every buyer can afford to move in without initiation hurdle
When you sell a home in a bundled golf community, every potential buyer is automatically a golf member. There is no $100K–$400K initiation barrier to clear. This expands your buyer pool significantly and contributes to faster sales and stronger pricing at the lower and mid tiers.
Ask the Right Question
Refundable Memberships
Some communities (Grey Oaks, Fiddlers Creek) offer refundable initiation fees — you get your initiation back when you sell or resign. This dramatically reduces the true cost of membership over time. Always ask: is the initiation refundable, and under what terms?
Know What You’re Paying
Non-Refundable Memberships
Most optional club memberships are non-refundable — the initiation is a sunk cost. Factor this into your true cost of ownership. A $75,000 non-refundable initiation held for 10 years costs $7,500/year in opportunity cost alone, before dues.
Bottom line: Refundable equity membership = best financial structure. Bundled golf = best resale liquidity. Non-refundable optional club = carefully evaluate your years of planned use.
