In the Naples market, "new" gated communities generally means communities developed or actively building since approximately 2010 — distinct from the established golf and country club communities built out in the 1980s, 1990s, and early 2000s. The difference matters for buyers on several dimensions: building code (post-2004 hurricane standards are meaningfully different from earlier construction), amenity design (newer communities are built for pickleball, wellness, and social programming rather than golf-first), and community character (newer communities tend to skew toward full-time and active buyers rather than purely seasonal retirement populations).

Newer communities also tend to be non-golf or optional-golf rather than mandatory-membership — a deliberate response to declining golf participation rates among the incoming buyer demographic.
